A USDA loan is a zero-down-payment mortgage backed by the U.S. Department of Agriculture for homes in eligible rural and suburban areas. Despite the name, USDA loans aren't just for farmland — many residential neighborhoods in Chester County and surrounding areas qualify, including parts of West Chester, Malvern, and Exton.
Two things must qualify: the property and the borrower's income. Properties must be in USDA-designated eligible areas — Alex checks every address individually, and you may be surprised which neighborhoods qualify. Borrower income must be at or below 115% of the area median income for your household size.
Many people assume Chester County is too suburban for USDA. That's often wrong. Parts of West Goshen, Malvern, Phoenixville, and outer Chester County townships frequently show up as USDA-eligible. The only way to know for certain is to check — which Alex does for free as part of any initial consultation.
